What is a Microvia tile?
A Microvia tile is one square foot of land leased for 99 years within our symbolic community. Each tile is $39 and comes with a coordinate-based address.
How long does my lease last?
All leases run for 99 years starting from the date the new location is established. If you purchase later, your lease will be shorter, ending on the same date as everyone else in that location.
What happens if I stop paying?
Your $39 purchase is fully inclusive. Once you’ve bought a tile, it’s yours—no ongoing payments, no repossessions.
What can I do with my tile?
You can collect, sell, transfer, or pass it along to future inheritors. You can also upgrade tiles into capstones or industrial buildings for better rewards.
What are Capstones and Industrial Buildings?
Capstones are formed by combining four tiles. They can be bought as a bundle for $150 (saving $42). Four Capstones can be upgraded into one Industrial Building, worth five Capstones. Alternatively, you can buy an Industrial Building directly for $500.
How do upgrades work?
Tiles → Capstones → Industrial Buildings → Real-world homes. 10,000 square feet of leases can be turned in for a cabin or villa in Battle Mountain Adventure Park.
What types of homes are available?
Two main categories: Landships (mobile container homes): no taxes, movable, sits on a leased pad. Fixed Cabins/Villas: foundations, septic, real addresses, subject to property taxes. Luxury Villas come in two designs: Option A: 3-container L-shape with pool. Option B: 4-container stack with wraparound deck (no pool). Uber Mansions are rare grand prizes.
How does the Uber Mansion raffle work?
For every 10 winners who turn in 10,000 sq ft, one is selected for an Uber Mansion. If you win and prefer not to upgrade due to taxes, you can instead keep your Luxury Villa and receive a Landship.
Do I pay property taxes?
If you choose a Landship unit, no taxes. If you choose a fixed villa or mansion with a foundation and septic, you are responsible for your own property taxes (approx. 0.65% annually).
What is profit share?
Battle Mountain Adventure Park is a resort. Villa owners may share in ticket sale profits. This profit share is designed to help offset or eliminate taxes, and in some cases provide income.
Can I rent my property?
Yes. We encourage owners to treat villas as resort properties. Property management companies will be available to handle rentals via Airbnb or VRBO, taking a standard cut.
What happens when Microvia sells out?
Once half of the homes are filled, voting begins for the next location. When a new location is chosen, all leases there start at 99 years from the date of establishment.
Advanced Features
Strategies for Saving & Upgrading
Buying single tiles costs $192 to reach a Capstone. Buying a Capstone Bundle costs $150, effectively giving you a Capstone for free. Buying a Developer’s Package (Industrial Building) for $500 gets you five Capstones’ worth at only $100 each.
Internal Marketplace
You can trade tiles, Capstones, or Industrial Buildings with other players. Every transaction carries a 1% fee on both buyer and seller. Photos, videos, and even NFT furniture can attach to properties and transfer on sale.
Photos & Certificates
For $5, photos of your land can be uploaded to your account. For $18, we’ll send you a framed parcel deed with a QR code linking to your land profile.
Resort Profit Share
Villa owners share in Battle Mountain Adventure Park’s ticket sales. This helps offset taxes and may create additional income streams.
Future Sites & Leases
When Microvia sells out, new sites open. Your lease length depends on when that site was founded, not when you purchase. You can also transfer old tiles into new sites, but the new lease clock runs from the site’s original start date.

What is Microvia?
Microvia is a miniature town built on one-square-foot tiles. Each tile represents symbolic ownership of land that can be upgraded into larger properties such as capstones (4 tiles), industrial buildings, and eventually full-size cabins or villas.
What is the difference between leased land and deeded land?
Leased land means you hold the land for a certain amount of time (99 years in Microvia). Deeded land means you hold the land forever. With Microvia, you effectively own your property for over 95+ years, with full rights to sell, transfer, or pass it along to future inheritors.
What happens if I stop paying?
Your $39 purchase is fully inclusive. There are no additional payments required. That property is yours for the duration of the lease. You control your microdeed with no ongoing fees.
What if someone breaks the lease rules?
There will be two warnings before forfeiture. Rules are designed to prevent theft, vandalism, crime, or unsafe behavior. This ensures the community remains safe and fair for all members.
What is the Micromarket?
The Micromarket is like Facebook Marketplace for Microvia. Owners can post tiles, capstones, trades, or industrial buildings for sale. A 1% fee is applied to buyer and seller transactions.
What is the PMA?
The Private Membership Association (PMA) secures liability for the Adventure Park. It allows the park to operate attractions like rope bridges, ziplines, and catapults outside the normal scope of public safety rules.
How does voting for new locations work?
Voting begins once half of the homes in the resort are filled. Members vote on future expansion sites. A special page will notify everyone, and votes remain open for several months.
What rewards are available?
Grand rewards include basic cabins, luxury villas (capstone-qualified), and Uber Mansion raffles. For every 10 luxury villas awarded, one Uber Mansion is raffled among the winners.
How do taxes work?
If you accept a full home with an official county address, you are responsible for your own property taxes (0.65%). If you choose a mobile LandShips unit, taxes are covered through the shared revenue pool.
What is the pocket rebate/tax pool system?
Ticket sales and resort income generate a pool that helps offset or fully cover property taxes. Excess funds become income for leaseholders.
What advanced features are available?
Advanced play includes stacking tiles early, flipping trades on the Micromarket, using developer packages for property photos, and upgrading strategically to reach villas or luxury rewards faster.
